Zutec Secures Major Role in BTR Sector with 30% Share of High-Rise Unit Data

Zutec, a top-tier provider of construction and property technology solutions in the UK and Ireland, has announced that it now supports building data for more than 30% of the UK’s Build-to-Rent (BTR) high-rise units—firmly establishing its leadership in the rapidly expanding sector.

With growing client adoption and usage across their portfolios, Zutec’s influence in the BTR space continues to rise. Its platform plays a critical role in simplifying asset management, meeting digital safety obligations, and ensuring ongoing regulatory compliance.

As of early 2025, the UK had more than 100,000 BTR high-rise units—defined as properties over 18 metres or seven storeys—with 25,700 added in 2024 alone and over 57,000 more under development. Zutec currently manages data for over 30,000 of these units via its advanced Handover and Asset Management tools.

Solving Real Problems for Asset Owners

The fragmented nature of building information and the challenges around safety legislation have made managing residential assets increasingly complex. Zutec addresses these issues through a robust suite of tools covering digital handover, document organisation, Building Safety Act (BSA) compliance, and real-time inspection data capture for fire door checks and façade remediation. These features ensure the continuity of a secure, accessible information trail—the so-called “golden thread.”

Where Zutec is used during construction, building manuals are already integrated into the system by completion, giving operators a single data repository for future operations. Zutec also enables bulk migration of legacy data into its platform, unifying disconnected files and formats to provide a portfolio-wide view.

Maria Hudson, CMO at Zutec, said:
“The Build-to-Rent sector requires confidence in their data to manage assets efficiently, make informed decisions, and stay compliant with evolving regulations. With nearly a third of all BTR high-rise units in the UK hosted on our platform, we’re building that confidence by helping the sector structure and streamline building information management in one accessible system. As regulation tightens, we’re committed to supporting more BTR providers in consolidating their approach and ensuring compliance with ease.”

Key Customers and How Zutec Helps

Notable BTR customers partnering with Zutec include Greystar, Grainger, Realstar, Moda Living, Touchstone Resi, Get Living and Essential Living. These clients leverage one or a combination of the following solutions:

  • Specifying Digital Handover Building Manuals: Under a framework agreement, BTRs can specify that their developers/contractors use Zutec for digital building manuals across all in-progress construction projects, ensuring documents and data are standardised and delivered consistently in one platform. This simplifies handover to asset management and provides easy access to information for all stakeholders as information is hosted in one place.
  • Digitising and Migrating Existing Building Information: Zutec consolidates legacy building information, often stored in various formats across multiple systems, into a single platform for digital handovers, O&M (Operations & Maintenance) manuals, and BSA compliance. As a live record, the platform also provides an audit trail of tracked changes and version control, ensuring critical data is never lost or inaccessible.
  • Solutions for Fire Door Audits and BSA Compliance: Zutec’s cloud-based, mobile Fire Door Audits solution captures, stores, and updates inspection data in real time using standardised forms and checklists. Automated compliance tracking, photographic evidence and digital signatures strengthen audit trails and compliance verification, and instant alerts and reminders prevent missed inspections and overdue corrective actions.

Additionally, with Zutec’s BSA Dashboard, users can streamline safety documentation when managing thousands of documents across a portfolio making compliance more manageable and ensuring the right information is present, correct and accessible to those that need it.

Trilateral Research tackles bias in AI skin cancer detection

0

Trilateral Research is working to create an innovative AI-powered screening tool for early melanoma detection.

Partnered with healthcare providers, AI developers, and research institutions as part of the iToBoS Project (Intelligent Total Body Scanner for Early Detection of Melanoma), the new system will integrate AI with advanced imaging to provide a more comprehensive view of skin health.

A key challenge in AI-driven skin cancer detection is bias, as many existing tools rely on datasets that lack diversity. This limitation increases the risk of inaccurate or delayed diagnoses, particularly for underrepresented groups.

Trilateral is focused on minimising bias in the iToBoS tool, making it more equitable, transparent, and effective across diverse skin types. The team is also working with partners to reduce bias in AI-driven skin cancer detection, to ensure consistent and equitable outcomes for all patients.

Trilateral evaluated the AI-driven system within the iToBoS project to ensure it operates fairly, transparently, and inclusively, with a diverse and representative dataset.

A crucial part of this effort is the Risk Assessment Model, developed by the National Technical University of Athens (NTUA), which measures the reliability of the AI’s diagnostic decisions and identifies areas for improvement. Trilateral’s experts provided targeted recommendations to improve inclusivity, strengthen decision-making, and ensure the tool delivers accurate and fair diagnoses for all patients.

Trilateral and its partners are refining how the AI processes and learns from patient data, expanding its ability to accurately detect melanoma across all skin types. By incorporating best practices for fairness and transparency, they are ensuring the system is both reliable and adaptable to real-world clinical settings. The iToBoS project aligns with Trilateral’s broader mission to ensure AI technology is used responsibly and meets ethical and regulatory standards.

The iToBoS project is shaping the future of medical AI. By setting new standards for fairness and responsible deployment, it is paving the way for more inclusive and effective AI-driven healthcare solutions. Trilateral Research remains dedicated to advancing AI solutions that prioritise patient safety, accuracy, and fairness, ensuring that emerging technologies benefit all communities equitably.

Expert gives safety advice over new wave of burglary tactics

0

Colin’s Sash Windows is urging homeowners to take extra precautions as a new spate of break-ins using blowtorches has been reported across the north of England.

Criminals are exploiting weaknesses in uPVC front door security by using high-powered blowtorches to weaken locks, making traditional entry points vulnerable.

Thieves melt away part of the door in order to access the internal lock within the door. uPVC and composite doors are most vulnerable to this method, as the material surrounding the lock easily melts away under the intense heat.

North Yorkshire Police are investigating three recent overnight burglary attempts that occurred in the Acomb area of York, where offenders had tried to steal car keys for vehicles parked on driveways.

There have also been recent burglaries and attempts reported in Chorley, Bradford and Stockport.

Colin Greenslade, Founder of Colin’s Sash Windows, advises homeowners to take some simple steps to enhance security and protect their homes against blowtorch attacks.

He said: “High-security locks should be a first port of call, as standard locks can be vulnerable to heat attacks. Installing anti-snap locks prevents easy entry.

“Windows can also be a target, so upgrading to laminated security glass makes forced entry more difficult. You should also think about smart home security, as motion-activated cameras, alarms and exterior lighting will be a deterrent.

“When I first heard about this new wave of burglary technique, I was horrified. At Colin’s Sash Windows we specialise in high-quality, secure uPVC sash windows with modern, high security features. All the front doors we sell come with anti snap locks. When the bad guys see these, they move on. For homeowners looking to enhance security without compromising aesthetics, we offer expert advice and tailored solutions.”

Ortus Energy and SSE Energy Solutions drive solar adoption at KIA Stockton

0

Ortus Energy, in partnership with SSE Energy Solutions, is pleased to announce the development of a significant solar energy project at the Kia Stockton dealership, in Stockton-On-Tees.

This initiative reinforces both companies’ commitment to supporting businesses in their transition to clean energy solutions.

The project has seen the installation of a 601 kWp solar PV system, optimised to maximise the clean energy used at the site. This system is projected to generate 538,000 kWh of clean energy annually, meeting approximately 45% of Kia Stockton’s electricity needs.

Kia Stockton is demonstrating a strong commitment to sustainability and environmental responsibility with this new solar energy project. By embracing solar power, the dealership will significantly reduce its carbon footprint by 110 tonnes of CO2 per year.

SSE Energy Solutions is financing the solar installation and has signed a long-term Power Purchase Agreement (PPA) with Kia Stockton, which will enable the dealership to pay a fixed rate for the power generated over 25 years without the need for any upfront investment. PPAs on projects such as Kia Stockton enable businesses to hedge against the volatility of wholesale energy prices, access clean energy to meet their sustainability goals, and gain greater predictability in their energy expenditure.

“We are thrilled to partner with Kia Stockton and SSE Energy Solutions on this project,” said Alistair Booth, CEO at Ortus Energy. “This installation showcases the growing demand for solar solutions among businesses seeking to reduce their environmental impact and operating costs. It’s a testament to the strength of our partnership with SSE Energy Solutions and our shared commitment to driving the adoption of renewable energy across the UK.”

“We are excited to partner with Ortus Energy and SSE Energy Solutions on this important initiative,” said Sohail Khan, Managing Director at Opus Motor Group/ Kia Stockton. “This solar project aligns with our commitment to environmental stewardship and will help us reduce our operating costs while providing clean energy for our business and EV Driving Customers.”

“We are proud of our partnership with Ortus Energy, as we support businesses in driving down costs and emissions. This project is an exciting opportunity, made possible by SSE Energy Solutions funding through a Power Purchase Agreement (PPA), offering an affordable route to renewable energy generation for Kia Stockton.”  Jon Kirby, Head of Development at SSE Energy Solutions.

This project highlights the continued success of the partnership between Ortus Energy and SSE Energy Solutions, which focuses on delivering bespoke solar solutions to businesses across the UK. By combining Ortus Energy’s expertise in solar development with SSE Energy Solutions’ strength and market knowledge, the two companies are accelerating the transition to a cleaner, more sustainable energy future.
